This is a monthly rental, minimum 30 nights. Every full 30-night period is billed at the flat monthly rate — any extra days beyond that are charged at a fair daily rate, so you never pay for a full month you don't use.

Rental Terms
- Please specify the exact date and time you plan to start your stay.
- Minimum stay is 30 nights. If your schedule differs slightly, please feel free to consult us.
- A temporary reservation is free of charge. Your reservation is confirmed once we have received your deposit payment — full payment is not required to confirm.
- The remaining balance may be paid in cash upon arrival, which also saves you the bank/transfer fees.
- Please complete your deposit payment within 7 days of making the reservation.
- In case of cancellation, any transfer fees incurred when sending or refunding payments are the responsibility of the guest.
- Cancellations made 30 days or more before check-in are free of charge.
- Utilities (water, gas, electricity, Wi-Fi) are included in the monthly rate.
- Heating oil: 200L provided per month, winter season only.
- Payment methods: PayPal transfer, Wise, or Japanese bank transfer (details provided after confirmation).
Cleaning & Check-in / Check-out
Cleaning during your stay can be arranged for ¥15,000 per visit. We recommend scheduling cleaning approximately once a week for your comfort.
At check-in, we will explain how to use the rooms and facilities, along with important details such as snow removal and garbage disposal. At check-out, we will confirm that all equipment and fixtures are in good condition; a cleaning fee is normally charged at check-out.
House Rules
- No smoking inside the house.
- No parties or loud noise after 10:00 p.m.
- No pets allowed unless approved in advance.
- Please separate garbage following Otaru city rules (instructions provided in the house).
- Close all windows and turn off heaters when leaving the house.
- Do not use oil heaters unattended or while sleeping.
- Parking is limited to one small car.
- Please inform us immediately if anything is damaged or not working.
Check-in / Check-out Time
- Check-in: after 11:00 a.m.
- Check-out: by 2:00 p.m.
Cancellation & Refund Policy
- Full refund for cancellations made 30 days or more before check-in.
- 50% refund for cancellations made 15–29 days before check-in.
- No refund for cancellations within 14 days of check-in.
- If you cancel before sending your deposit payment, no payment has been made, so there is nothing to refund.
- Whenever a refund is issued (i.e. after your deposit has already been sent), the fee charged when we received your payment and the fee charged when sending the refund will always be deducted from the refund amount. This means a full 100% refund of the amount you originally sent is not possible, even under the "full refund" tier above.
